Building Manager

Building Manager memiliki tanggung jawab keseluruhan dalam mengatur sebuah perkantoran besar atau kompleks gedung tempat tinggal (hunian). Building Manager berwenang untuk mengkoordinasikan usaha – usaha dari seluruh tim manajemen gedung termasuk pihak kontraktor. Building Manager juga diharapkan bertatap muka/bernegosiasi langsung terhadap Pemilik Gedung dan User.

Kualifikasi yang diharuskan memiliki keahlian yang cukup, memiliki pengalaman dalam jenis pekerjaan ini, lancar menulis dan berbicara dalam bahasa Inggris. Sebagai tambahan, Building Manager harus memiliki pribadi yang matang dan menyenangkan.

Beberapa tugas penting Building Manager adalah sebagai berikut :

1. Melakukan koordinasi dan monitoring dan pengawasan terhadap pekerjaan kontraktor Housekeeping dan Jasa – Jasa, M/E serta peralatan dan fasilitas lainnya serta menerapkan panduan / prosedur kerja yang telah dibuat dalam periode sebelumnya.
2. Berkoordinasi dengan kontraktor – kontraktor lainnya diluar lingkup koordinasi dan pengawasannya
3. Berkoordinasi dengan bagian Pengamanan Gedung dalam hal pengamanan gedung dan keadaan darurat, seperti bahaya kebakatan, banjir, gempa bumi, dll
4. Mengkoordinir pembuatan laporan persiapan, bulanan, insidentil dan laporan akhir
5. Membuat usulan perencanaan / perubahan yang terkait dengan fasilitas gedung, meliputi : gambar, spesifikasi, estimasi biaya, evaluasi penawaran dan membantu pelaksanaan klarifikasi / negosiasi dengan Kontraktor HK dan ME
6. Berkoordinasi dengan Dinas Pemadam Kebakaran dan instansi – instansi terkait lainnya dengan operasional gedung dan fasilitas lainnya serta perijinan yang diperlukan
7. Mengkoordinir pelaksanaan survey penghuni gedung minimal 6 (enam) bulan sekali
8. Merekomendasikan Reward dan Punishment kepada Pemberi Tugas atas prestasi kerja dan kinerja kontraktor – kontraktor existing.
9. Merekomendasikan tertulis dan berkala kepada Pemberi Tugas terkait permasalahan – permasalahan yang terjadi yang menyangkut lingkup koordinasi dan pengawasannya.
10. Mengatur penyediaan personil pengelolaan gedung sesuai dengan kebutuhan yang telah ditentukan
11. Mengkoordinir pelaksanaan up – date gambar – gambar sipil / arsitektur, mekanikal dan elektrikal yang menjadi lingkup tugas pengawasan maksimal setiap 6 (enam) bulan sekali
12. Mengkoordinir pelaksanaan pengurusan IPB (Ijin Penggunaan Bangunan) dan perijinan yang lainnya
13. Mengkoordinasikan dan turut bertanggung jawab terhadap kelancaran dan keamanan masa transisi atau peralihan tugas pekerjaan dari Kontraktor HK dan ME pada masa akhir kontrak
14. Memberikan data, informasi dan estimasi harga atau turut serta dalam proses penyusunan RKS dalam rangka persiapan pelelangan / pengadaan Kontraktor HK dan ME yang akan dilakukan oleh Pemberi Tugas pada setiap periode sebelum berakhirnya masa kerja Kontraktor HK dan ME
